Location: Platt St Mary, Kent
Client: Kent County Council
Architect: Miller Bourne
Contractor: Baxall Construction
Completion: August 2021
Plus Parts was appointed by Baxall Construction as the independent FF&E consultant for the design and internal space planning of the new Platt Church of England Primary School in Kent. Part-funded by Kent County Council and the Department for Education (DfE), the project replaces a historic school site dating back to 1912.
The new-build, one-form-entry primary school now sits on a 15,215 sqm brownfield site—substantially larger than the 3,170 sqm original—offering a modern, spacious, and sustainable learning environment for growing student intake.
Working closely with the school, architect, and DfE stakeholders, Plus Parts developed a full FF&E package that supported flexible learning environments. Classrooms were designed with adaptable teaching corners and access to natural light and ventilation through vaulted ceilings, high-level windows, and rooflights along a central corridor.
· 8 classrooms (Reception to Year 6)
· Food Science & DT room
· Main hall and assembly space
· Library
· SEN therapy and group rooms
· Staff and administration areas
The school also benefits from a multi-use games area, full catering kitchen, and a dedicated forest school, delivering outdoor learning experiences that support environmental education and wellbeing.
The project followed a two-stage, design and build procurement route with Baxall Construction, using a Streif timber frame cassette system delivered via Design for Manufacture and Assembly (DfMA) principles. All design work was produced in a digital BIM environment to ISO 19650 standards.
· Confirmation of small power, data, plumbing, and patressing requirements
· Smooth transition into Streif’s manufacturing process
· Reduced site clashes and programme risk
By RIBA Stage 5, the FF&E package was developed and specified to allow Baxall to competitively tender, ensuring value for money was achieved for the client.

The school design uses a blend of passive and active energy strategies, significantly reducing operational costs while enhancing environmental performance.
The redevelopment supports community engagement, biodiversity and future expansion. A strong emphasis was placed on creating a sense of pride and ownership for pupils and the wider neighbourhood. Key features include a green roof, enhanced boundary planting, and sustainable material choices, which contributed to a high Urban Greening Factor and a positive civic presence.

Plus Parts was appointed as the independent FF&E consultant for the refurbishment and reconfiguration of the Francis Barber Pupil Referral Unit (PRU) in Tooting - a vital education setting for secondary-aged pupils requiring alternative provision.
The scheme focused on improving internal layouts to better support diverse learning needs and promote a calm, safe environment. Thoughtful FF&E integration played a key role in enabling the school to deliver tailored educational support with dignity, flexibility, and function.
The Francis Barber PRU redevelopment reflects a deep understanding of the pupil cohort and staff priorities. Emphasis was placed on robustness, minimal visual clutter, and flexible layouts that reduce anxiety and encourage engagement.
Key considerations included acoustic control, zoning of quiet spaces, and durable, wipe-clean surfaces throughout. Plus Parts worked with the client and design team to ensure the internal environment met both operational needs and pastoral care priorities.
Plus Parts developed and coordinated the FF&E strategy from early design stages to ensure appropriate specification, safety, and value for money. Working in close consultation with the teaching team, we delivered a comprehensive package that supported:
